Ground Floor (road level)
The entrance hall is accessed directly from a private, road-level car parking space (two cars). It has storage space for coats and shoes, and contains a large fridge, freezer, washing machine and tumble drier and an under stairs WC. There is interior access directly to the large kitchen/diner/lounge space.
The kitchen is modern with a full range of quality appliances (fridge, electric oven, dishwasher, corner sink, electronic 4 ring gas hob, and microwave), storage cupboards and tiled work tops.
The dining area links the kitchen and lounge areas and houses a family sized dining table (seating 8 comfortably), a smaller multi-purpose supplementary table and crockery cabinet.
The lounge area is a good size and affords comfortable seating with DVD/CD equipment, Wi-Fi router and small coffee tables. There is a small library of English books and some DVDs. The wood burning stove and central heating is for winter use only. Access to the long, covered south-facing balcony is via two sets of French windows.
Stairs lead to the first floor accommodation.
Further, from the lounge, there is access through to a recently-completed studio extension which contains a double bedroom and ensuite bathroom set in beautifully finished wood panelled walls with open structural beam work. This area affords privacy and independence yet with very good accessibility to the whole of the downstairs family floor. There is an extensive balcony adjacent, again with good access (through wide double sliding doors) without a step from the extension. Outside dining is thus a strong feature of the facilities.
First Floor
The first floor houses three further bedrooms; a double (with wardrobe and two sets of drawers), a twin (with two sets of drawers), and a third bedroom that sleeps two. There is a large family bathroom and a separate toilet.
Outside
There is an extensive south/ southwest facing private garden (1000m2) which is accessed via steps from both sides of the house. There is also a gentler slope access to the garden, which is mostly laid to lawn with areas of trees, bushes and shrubs. The balcony and patio areas afford a variety of leisure areas with either full sun or complete shade according to taste.
There is a basement storage area under the extension balcony for secure bike lock up and/or other outdoor equipment. A secluded patio area is available for barbeques (mobile unit provided). A variety of outside garden furniture is available.
The public refuse bins are 30m. from the house.
